Annual tax sale

How the yearly tax sale works, and what to do if your property is on the list.

Each year on the last Monday in September at 10:00 am, the Village holds a tax sale by public auction in Council Chambers at the Riverboat Building, 4265 Government Street.

The sale includes properties with taxes that have not been paid in the last three years, as set out in Section 647 of the Local Government Act.

How the tax sale works

Before the sale, a list of properties that may be included is published in the local newspaper twice within 10 days. The list can change up to the time of the auction.

Bidding starts at the upset price, which is the total of:

  • all outstanding taxes, penalties and interest
  • Land Title registration charges
  • a 5% tax sale cost charge
  • fees under the Land Title Act

The auction continues until the highest bid is reached. The winning bidder must pay the upset price right away, by cash or certified cheque, and pay the rest of the bid by cash or certified cheque by 3:00 pm the same day. If they don’t, the property is offered for sale again at 10:00 am the next day.

After the tax sale

The sale is not final for one year. The owner can redeem the property during that time, and the buyer has no legal rights to it until the year is up. If the owner redeems it, the buyer gets back the purchase price plus interest.

Properties are sold as is, where is. The Village makes no promises about their condition. Buyers should do their own research and make all necessary enquiries before bidding.
