The Village uses its Building and Zoning Bylaws to make sure development is safe and fits the community over the long term. New builds, renovations and demolitions may need a building permit.
Talk to the office before you start. Some steps take time, so call 250-842-5991 early to avoid delays.
Your project from start to finish
Not every step applies to every project.
- Call or visit the Village Office with a basic idea of your project. Staff will help you check that it fits your property’s zoning.
- Development permit. If your property is in the Historic Downtown or Flood Plain Development Permit Area, you may need a development permit. Council may review it to make sure it meets safety and design standards. Council meets once a month, so allow time.
- Building permit. Fill out a building permit application with your project’s cost and scope, and include your plans.
- Site disclosure. If your property was used for certain industrial or commercial purposes, the Province may need a site disclosure statement and clean up before your permit is approved. Check the list of uses.
- Plan review. The building inspector checks your plans against the Village’s bylaws and the BC Building Code. If everything is in order, your permit is approved and work can begin.
- Inspections. Call the building inspector at set stages so inspections can be done. Fix anything that is flagged. After the final inspection your permit is closed, and you may get an occupancy permit.
Fees and forms
Building permit fees are in the Building Bylaw. Development permit guidelines are in the Zoning Bylaw, and the application process is in the Development Procedures Bylaw.
